This is how Baton Rouge ruined the Shenandoah area. Allowed apartments in an area where they never should have, based on infrastructure requirements, and had the apartments shoehorned in so they backed up to a nice subdivision.
That was the beginning of the end. There are homeless camps in that area now.

Shenandoah is one of the few areas of BR I'm the least familiar with but I agree. I think Shenandoah went down hill first when busing brought more trash from the worst parts of BR to there. A lot of those households couldn't afford private school so they moved to Ascension or Livingston
Woodlawn and Tara used to be decent schools, now I wouldn't send my dog there

Back in the late 90s, I was in IT living in Las Colinas, but would occasionally go to a club call Joe's Big Bamboo in Arlington to pick up MILFs and the Hispanic club near it to pick up big booty latinas. Other than that, the only reason I went there was to catch a Rangers game.
I certainly can't think of any reason to live there.

I lived in Arlington for 15 years and taught in AISD from the late 90s to the early 2010s. It is a very diverse city, but there are lots of amazing people there.
It has areas that are not great and suffers from the same urban sprawl track home/apartment building bloat that a lot of cities are finding problematic now. There are also really nice parts still too. We were there just recently and really enjoyed it.
I really enjoyed living there and still consider it a home. Arlington has always to me been a city with a small town feel to it.

Is las Colinas still ok? I figured having the four seasons there and upscale golf would keep it higher value.

Correct. The Northlake/Argyle/ west Flower Mound growth is insane.
I live in Southlake and work in Arlington for the last 12 years. To me, it is the same. Arlington was never a sought after place to live. The better areas were always south in Mansfield or north in Grapevine/Colleyville/Southlake.

Las Colinas has a lot of Indians nowadays. I guess I’m not sure why because I thought that las colinas was sent to Irving ISD, which isn’t the best.

One of my brothers lived in Mansfield for a long time, and now lives in Midlothian. I've heard Midlothian is growing very fast.

I lived in Roanoke for 8 years, great place to live.
I also enjoyed the fact that their mayor was/is named Scooter.
It looks like the Peabody is never happening, not sure if that is good or bad. Something good will eventually go into that parcel of land one way or the other.

It’s growing extremely fast and the natural progression of minorities moving further south (duncanville, Desoto, Cedar Hill, etc) has increased tremendously. This was a small town 15 years ago and was quite different than when I moved away in 2018.

70-80’s Arlington was a great place. Demographics change and that’s the end of the area. Rinse repeat.
