They are actually good investments and hard to break into. Also, a lot of land owners will put on one land they intend to sell in 20-30 years. Car washes, storage units etc. help generate income to pay off the commercial property while you build equity at the same time. It's a good place to park some money and diversify ones portfolio.

My wife has to wash her car weekly because of all the crap that rains down on it from the BASF parking lot.

It's disturbing how badly her car gets over just a few days. I remind her what we see on the car is getting into her lungs as well.

I paid like $15 to drive through Benny's last Friday and it took like 3 minutes.

And you can get a $15/month membership, unlimited washes.

$20 a pop for a premium wash...

I've seen cars lined up at Pelican Point car washes....

They have like 4 employees working and I'm sure three of the four are making just over minimum wage...

and they recycle the water...

Yep. And we consumers have normalized a 25 dollar vacc, pre scrub, wash, dry and wheel dressing finish for 20 years. It's totally lucrative.

It would take me 4X the time to do it myself. $100 for that service wouldn’t be expensive enough for me to DIY. My time is more valuable than that.

You'd think they'd have those car rinses available at the plant to at least help with that.

It seems like a lot of them are in the hood, too. I could show you a couple of really fancy hood car washes where I live.

I used to do a lot of legal work for a business that built and owned car washes all over the Southeast. They made a ton of money, and typically the most profitable locations are always in the worst parts of town

The full service ones usually offer a monthly membership thing so like a gym membership you get a few people who use it often and a bunch who rarely use it. Then of course you can just pay for a single wash

Now the quarter car wash where you do it yourself make a killing. Especially in areas where there are a lot of black folk. Friend of mines dad owns a few and nets about 100k a year on each one

i've had a friend for a few years that owns 2 car washes. he's about to add 2 more.

we've been acquaintances for a few years, and had kids on the same sports teams a few times. this year we helped coach together and kids won the city league flag football.

he hosted a party. i knew he did pretty well, but when i got to his street number, i noticed it was a driveway and not a house. go down the quarter mile drive way and pass his boat, then got to this...

so apparently it's making money somehow. he's a great guy and outside of having a nice truck, you'd have 0 idea that he has achieved baller status.

This could be a thread all its own. Pretty disturbing honestly.

I can't answer your question. But, I had a customer who bought one of those self car wash places. A year into it, and he couldn't get rid of it fast enough.

It works like any other business, the best location with the best technology and prices make bank. You're starting to see a lot of the older locations built in the 90's and early 2000's become vacant. A lot of those are booths with coin/cash and have those pressure wash sprayers.
